    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
  • Cooling Off Period
    There is no cooling off period available for cancellation.
  • Early termination by students
    Cancellation is not allowed. Students who have signed a 3-year lease may opt out after completing 1 year, provided they give 6 months' notice.
  • Replacement Tenant Accepted
    Replacement tenant arrangements depend on the case. Note: Please connect with or check with the onsite team for case-specific confirmation.
  • Other cancellation policies
    Contracts are considered legally binding once signed. Cancellations must be notified directly to the property team; however, signed contracts remain binding.

    Booking Deposit

    The deposit is equal to the last 1 month's rent if the student has a guarantor. The deposit is equal to the last 4 months' rent if the student does not have a guarantor. The deposit must be paid within 48 hours of signing the lease to secure the booking.

    No monthly instalment plan is available. Rent is due on the 1st of every month.

    Mode Of Payment

    Rent can be paid online. Payment can be made at the office from Monday to Friday, between 10:00 AM and 6:00 PM. Cash payments are not accepted. Accepted payment modes listed are credit/debit card and direct debit.

    Their rooms are single-occupancy, so two individuals cannot live in one at the same time unless the shared room is rented or you can each sign a lease for a room in the same apartment.

    Especially in September, they are preparing a high volume of beds in a short timeframe. They do their best to get everyone into their new spaces as quickly as possible.
