Cancellation Policies

Replacement Tenant Accepted

If the tenant wants to leave early, then they have to find a suitable replacement tenant for the same terms as your original lease. Note: When a replacement is found, a Ca$275-Ca$495 administration fee is charged.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Payment and Fees

The tenant has to pay 1 month rent as a booking deposit.

Security Deposit

The property requires CA$200 as a key deposit. Note: The key deposit will be returned once the tenant returns the keys.

Guarantor Requirement

The property requires a Canada-based guarantor. If the tenant does not have a Canada-based guarantor, then they are required to pay an additional 2 months of rent, which will be applied to the 2nd and 3rd last months of the lease.

How does maintenance work?

You will receive a Deficiencies List in your move-in package to write down anything that is not working or broken. This list is to be submitted to us within 1 week of move-in so that we can assess the list, inform the landlord, and make improvements.

What are the rules about smoking?

The houses and apartments are non-smoking buildings. Smoking inside, on a balcony, or within 10 feet of the building is against the lease terms and will result in a $200 charge. You can be fined by the City of Waterloo By-Law Enforcement.

Do I need renters' insurance?

Yes.

Do you rent your student properties to individuals or groups?

The student apartments are rented to both single and group applicants.

How do I read over my lease?

Your personalized online lease will be generated only after you (and your roommates) have completed your tenant profiles in your online lease packages. Your lease package will be sent to your email for you to review, sign, and save your lease agreement.
